Summary

            Since 1976, I have been the principal team member to produce over 3,500 units of affordable housing in Santa Barbara County and throughout Southern California.

Types of roles: principal, consultant or employee for non-profit corporations, government agencies, and private development entities. 

Types of projects: new single family homes, condominiums for first time homebuyers, resident owned mobile home parks, hotels, group homes for handicapped and indigent people, and low-cost apartments for young families, seniors and special needs groups. 

Types of leases: master, ground and air space

Types of ownership: fee simple, condominium, cooperative, limited partnership and non-profit ownership entities, as well as joint ventures of private, profit-motivated owners and non-profit corporations.

   - Developing low income and special needs apartment projects as a principal

   -  Hourly and project consultation for planning, financing, construction, marketing and management of low income housing developments with an emphasis on senior, homeless and special needs projects

   -Supervised a staff of twenty-four

   - Direct role in planning, permitting, financing, construction, marketing, and management of seventeen projects, totaling $40 million in value at time of development

   -Utilized federal, state, local government funds, private loans, bonds and credit guarantees
